Vibrant lifestyle amenities attract strong buyer interest in Alexandra Park Village complex.

Buyers have been quick to snap up apartments in the Alexandra Park Residential development in Epsom, with just 14 of 246 still available.

Bayleys agent Libby Greenwood says interest is piqued by the development’s combination of lifestyle and location and cemented when prospective buyers visit the onsite full-sized display suite.

“When they come in they are truly impressed with the space and the quality on offer,” she says.

Construction is well advanced on the first two blocks of dwellings in the multi-faceted development, with completion of apartments in these buildings scheduled for mid-2020. A limited number of one, two and three bedroom freehold apartments remain available.

Greenwood’s husband John Greenwood (also a Bayleys agent), says: “What makes the village different is it’s going to be a fully-integrated, stand-alone location where residents have so much available right where they live. It really will be offering a total lifestyle.”

The village will include a FreshChoice supermarket and restaurants including Madam Woo, Lone Star and the first Auckland Joe’s Garage (a restaurant-cafe-bar brand that has spread throughout the country from an initial venue in Queenstown). More restaurants and cafes, specialty stores, a pharmacy and gymnasium are also in the pipeline.

They’ll create a vibrant living environment arranged around a high street, interspersed with parks and seating areas with Cornwall Park and the ASB Showgrounds entertainment venue on its doorstep. The Auckland Trotting Club will still operate about 40 meetings a year onsite, typically on Friday night’s.

John Greenwood says Epsom has been unusual because as an affluent area it hasn’t had a single hub in the way suburbs such as Remuera do.

“Many of our buyers already live within a five kilometre radius from here and they love the area and don’t want to move out of it.”

Some buyers, wanting a lock-up-and-leave option, are downsizing from larger homes while the village’s Grammar zoning also appeals to younger families. All the apartments on offer will enjoy wide sweeping views, many of them facing north.

Seeing the two-bedroom two-bathroom display suite helps potential buyers understand whether they are really “comparing apples with apples” when they compare various development’s pricing. Available two-bedroom apartments start at $1.218m, three bedrooms from $2.1m with the last two remaining one bedroom units priced from $828,000.

Pricing includes car-parking and at least one but in some cases two parks.

The suite showcases two bedroom apartments featuring two bathrooms and a separate laundry room. Some include extras such as scullery areas and study nooks.

On top of this open-plan living, most over 100 sqm, is bolstered by a sizeable private balcony large enough for outdoor entertaining, often around an extra 20 sqm and sometimes much larger.

The project was originally kicked off by the trotting club who, seeing it as an opportunity to use a portion of their grounds to create the ‘centre’, briefed Canadian urban designers Civitas to create a community master plan. Architects RTA Studio designed the first two main blocks to wrap around the pedestrian-friendly high street.

The development was previously in the news when the original builders failed to meet construction deadlines. John Greenwood says the new builders are working full steam ahead to the revised building schedule which will see blocks A and B completed in the first half of next year.

He says only 23 of the buyers of the original 246 apartments opted to take the sunset clause opting out of purchases, making this limited number of the formerly sold-out dwellings available. In recent weeks Bayleys have sold six of these with three more under contract leaving just 14.
