The owner of this striking architecturally designed waterfront home had lived in the Eastern Bays for years without realising how fantastic the water views nearby in Wai O Taiki Bay are.

Stephanie says: “I had been living in Saint Heliers Bay Road but it was getting noisier.”

Wai O Taiki Bay shares much in common with St Heliers. It offers easy access and many of the same amenities found throughout well-known Eastern Bays suburbs, while retaining a sense of calm and quiet that sets it apart.

Wai O Taiki Bay neighbours Glendowie, its name based on the original name of the Tāmaki River it looks out over, Te Wai o Taiki. Locals love the Wai O Taiki Reserve for its walking tracks, native flora, and abundant birdlife.

“I wanted a reasonably large home like this, and it was near Saint Heliers and near Sacred Heart College where my three boys went back then, so it sounded promising. I walked in the front door, saw how incredible the architecture was and just thought ‘wow, this is really special’.”

She bought this house new in 2022. “It was built specifically for this site. Once you enter and come down the first lot of stairs you look right through the house, out to the water.”

The layout consists of two main areas connected by a central atrium with glass on both sides, and living areas positioned to take in the expansive waterfront outlook.

With abundant light flowing in through numerous floor-to-ceiling windows, soaring double-height ceilings in multiple areas, and a well-considered flow out to three patios, the effect is stunning.

The 323sqm home, on 508sqm of land with low maintenance planting, is clad in a mixture of Nuwall aluminium cladding, Stria fibre cement, Titan board and macrocarpa rain screen detailing. Just beyond the internal-access front double garage and open-air parking, red double front doors announce entry into the home and its long central hallway.

From the entry, a fifth bedroom or office, powder room, and laundry are neatly set away before the home opens dramatically through a glass-sided atrium to the kitchen, dining, and family room.

Water views stretch beyond, with easy flow out to an expansive wraparound patio, and a neighbouring lounge adds further living space.

“We look across the water to Bucklands Beach and the Half Moon Bay Marina, watching boats, kayaks, paddleboarders and, when the wind is right, kitesurfers.”

On Mother’s Day, one of Stephanie’s sons spotted a pod of orcas. “It’s so peaceful, with great birdlife, so you can feel like you’re on holiday. It’s also been fantastic for entertaining.”

The entertainers’ kitchen teams dark cabinetry with granite benchtops. Upstairs the spacious primary bedroom is nearest the water, separated from another bedroom by its walk-in wardrobe and ensuite. Upstairs’ hallway with glass balustrading connects to two more bedrooms and a sophisticated family bathroom.

“The layout works well for a family, as no bedrooms are immediately beside each other so everyone feels like they’ve got their own space.”

Children having left home, Stephanie is downsizing and planning to spend more time outside Auckland.

Ray White agent Ryan Dixon says: “52A Silverton Avenue is one of one. The waterfront position is obvious, but the real story is the level of consideration behind the home. It is not a house simply placed on the land.

“The architecture and engineering required to bring it to life were significant, and you feel that as you move through the property.

“Last sold for $3.5 million and with a declared reserve below $2.6m, it represents a very compelling opportunity in the wider bays’ market.”

52A Silverton Avenue in Wai O Taiki Bay, Auckland, heads to auction on May 27.
