Many people who like the idea of a brand-new, freestanding home showcasing contemporary architecture might imagine one 10 minutes’ walk from one of Auckland’s most beautiful beaches was out of their price range.
However, a select release of only 16 freestanding homes on freehold titles melding coastal living in Long Bay with modern design are priced from $1,495,000.
Called Stream View Residences, the homes are offered thanks to a collaboration between NZ’s largest private property developer Templeton Group and Signature Homes, NZ’s largest kiwi-owned home building company.
Signature Homes senior design and build consultant Simon Wilson says: “Templeton Group and Signature Homes listened to the market and believe there is a desire for smaller, higher-end freestanding homes on manageable sections.

“The homes are a three-minute walk to Long Bay Village and each will sit on its own flat, fenced and landscaped section. Not every buyer wants the extra maintenance or cost entailed by a larger section.
“Many want a ‘lock up and leave’ home but don’t want to live in apartments or townhouses connected by common walls.
“They also want comfort that surrounding homes will be of equal quality to their own. This has been paramount in our planning, we’ve ensured these homes will all have exteriors with a premium, architectural feel, teamed with superior interior finishes, supported by the most impressive guarantees available.”
These two-storey homes, which are available to buy off-the-plans, will range in size from about 144sqm to around 151sqm. They will vary slightly in design details and come in four typologies, both with an open-plan kitchen-living-dining, an additional powder room, cupboarded laundry, a single garage plus an off-street park.
The primary difference is two-bedroom homes will incorporate two ensuited master suites, one with a walk-in wardrobe, while three-bedroom homes with ensuited master bedroom with walk-in wardrobe will accompany two more bedrooms and a family bathroom. It is anticipated these homes will particularly appeal to downsizers or smaller families, impressed by the combination of style, specifications and pricing.
“They will suit people who see quality as a prerequisite. The ease of living provided, location and superior quality mean downsizers, smaller families and also investors will be attracted to these homes.”
Wilson says Templeton and Signature Homes formed a strong bond working together on some previous stages of the Long Bay master plan.
These homes’ exteriors will combine vertical Linea Oblique, painted brick, oversized joinery and Colorsteel Ribline roofing. All will have a 2.57-metre stud on both levels and outdoor living off the open-plan living; either an upper-level covered front deck or a ground-level deck.
Interior design was by Kella Design Co. The homes will be delivered with Signature Homes’ comprehensive guarantees, which include fixed price, guaranteed completion date, two-year maintenance, 10-year weathertightness and 10-year structural guarantees.
E-bike storage will feature in some of these homes located on the doorstep of Long Bay’s cycle trails, walkways and regional park. The community-minded coastal neighbourhood they’ll ride in is about 22 kilometres from Auckland’s CBD.
Templeton Group is NZ’s largest private property developer and has an extensive portfolio including everything from residential to hotels, commercial buildings, heritage refits and land development.
