A luxury home in Auckland's St Heliers has sold for $9.3 million - nearly double its CV.

Bayleys agent Murray Wallace, who marketed the 600sqm near-new house on Grampian Road with colleague Lisa Grant, said he received two offers within three weeks of the listing going live in February.
“We had said to the vendor, 'we’re going to attract people with upwards of $8m' and it went for $9.3m,” he told OneRoof. "We had 10 or 12 groups through, and two offers.”

Wallace said the old CV of $5.4m did not reflect the size and quality of the home, so it was a shock when the new CV dropped to $4.575m. “Try and get your head around that," he said.
He said that the property first hit the market last year, with a different agency. It was on the buyers' radar, but they were in no hurry to make a move. “But then, they sold and were desperate to buy. They were movers, as were the sellers.”
Wallace said that there were still plenty of people wanting to buy and sell high-value homes, despite talk of a slowdown in the wider housing market.

The agent said the Grampian Road house had been almost completely rebuilt by the owners after they bought it in 2016 for “I’ve got a $5m and an $8m listing coming to market. The vendors are saying, ‘The economy, it doesn’t bother us.’ Some are high-net-worth people who have another home. I have not come across anyone who is having to sell for financial reasons,” he said.
The agent said the vendors had rebuilt the Grampian Road house after buying it in 2016 for $3.93m.
The 1980s house grew by another 200sqm thanks to the architectural efforts of Adam Harris-Newman and Cuthbert Interiors, while outside, the owners created a lush tropical garden around the heated swimming pool and installed a professional-level tennis court.
Wallace’s advertising highlighted the home's “craftsmanship, scale and resort-like atmosphere” and included three living areas, twin home offices with their own entrance, a self-contained apartment, and parking for eight vehicles.
The rebuild was completed at the end of 2024.
