A generous Cockle Bay property revelling in sunshine and panoramic 180-degree sea views has been a resort-like haven for the current owners.
They bought here in mid-2020, wanting more space for their family. One of them shared: “I walked into the home, went up to the main living upstairs and was absolutely wowed by the view.
“It’s got breathtaking northeast views and you can see out to Waiheke, Beachlands, Whitford and towards the Coromandel and Great Barrier. It’s like a beautiful moving picture. Always movement, the sunrise, the tide, boats, fishermen, birds, yachts, paddleboarders, or horses walking across on the sand flats of Whitford.”
Their home, originally built in the 1930s, is on the waterfront on Pah Road in Cockle Bay, a family-friendly seaside neighbourhood next to Howick. The residence is predominantly rendered brick and tile, previous owners’ renovations have extended and created a two-storey floor plan exceeding 400sqm, with multiple living spaces.

“It’s a really versatile layout, suiting working from home, teens who want their own space or extended family. The children were much younger when we bought and it’s been an idyllic place for them to grow up.
“A short walk down to Cockle Bay Beach, which is a nice quiet safe beach. We have riparian rights right down to the high tide mark so they’d often swim from Cockle Bay, around to the private beach at the bottom of our property.
“Then they’d take the ‘goat track’ up the cliff and jump into our swimming pool to cool off. With the house being so spacious and our master suite being upstairs, the children could have lots of friends over without disturbing us.
“It wasn’t unusual for a crowd of teenagers to stay over for a sleepover, which we liked because we’d rather have our kids at home safe, than out all the time.”

Around 2018, previous owners renovated and extended the home, putting in a spacious entertainers’ kitchen upstairs and a second kitchen in one of the downstairs living areas.
This couple have double glazed the vast majority of windows, recarpeted with a soft, Rhino carpet, and converted a former internal-access double garage into a rumpus and movie room. They added a spa pool, a swimming pool, decking, an extensive courtyard and landscaping.
“Sometimes when we go away, we feel like we’d rather be home because this property is like a resort, with everything we want.”
They are quietly set down a driveway with room to park multiple cars off-street. The main kitchen-family room, formal lounge and dining is upstairs, celebrating the view, as does the large north-facing deck it flows out to.
The master suite, with ensuite and walk-in wardrobe and a powder room complete this level. The second kitchen in the downstairs lounge comes in handy when they’re entertaining on the extensive patios leading to the swimming pool.

Four bedrooms, a bathroom, powder room and separate laundry are nearby. A hallway leads to the sixth bedroom or office, the rumpus room and single garage. A lower deck provides a closer-up waterfront view up the Whitford River and out to Whitford.
They’ve enjoyed their friendly neighbourhood and normally shop locally in Howick Village just five minutes away or Botany Town Centre an alternative. They were delighted to discover the St Kentigern College bus could pick up one of their children 100m from their letterbox.
Now the children are flying the nest, their parents are ready to downsize.
Bayleys agent Lawrence Liew says: “This stunning property with extensive unobstructed sea views and versatile living across two generous levels is ideal for both relaxed family living and seaside entertaining.”
121 Pah Road in Cockle Bay, Manukau, Auckland, is for sale and heads to auction on August 4.
