Westmere is one of those suburbs which homeowners can become fiercely attached to, and a new boutique townhouse development is sparking the interest of those who no longer want to maintain a large family home there.

Architectural design studio FORMiS have designed Quiet Response, eight townhouses, which will be built 50 metres from the water’s edge.

“There’s really nothing like this in the area which explains the huge interest they’re generating,” says Bayleys agent Blair Haddow, who is marketing the properties which have an asking price of $2.1 million-plus.

“One of the eight has sold with two more under contract in the first two weeks of marketing - which is an incredible response.

Most of the bespoke townhouses will be spread over three levels, offering two or three bedrooms, with seven of them also incorporating a study.

They will sit above a stone-clad, landscaped podium with secure parking below.

All will feature west or north facing ground floor living spaces with outdoor flow onto two private courtyards. The address neighbours the walkway to Westmere Park and is less than five minutes’ walk to Westmere Village.

“The name Quiet Response signifies a unique response to elevate the project above the standard ‘meat and potatoes’ townhouse product that exists in the marketplace.

The ground floor living areas in all but the smaller townhouse will have a 2.7-metre stud height and all living areas will have underfloor-heated, French oak engineered timber flooring.

Kitchens in the open-plan kitchen-living-dining areas will feature natural stone benchtops, Miele appliances and Zucchetti Italian tapware.

There are light and dark colour theme options for the kitchens and bathrooms, the latter featuring Italian tiles, oversized full-length tiled showers and bespoke full-length vanities clad in natural stone.

All levels will incorporate floor-to-ceiling tinted e-glass which reduces glare and makes it easier to heat and cool a home. Residences will all have an individually controlled under-floor electric heating system on all floors and built-in sashes in joinery to enhance ventilation.

The underground carparking will incorporate over-bonnet storage above every car park and also has additional storage lockers available to purchase.

The residences will come with a 10-year New Zealand Certified Builders Association Guarantee. Ground work is starting onsite this month with completion forecast for the end of April 2023.
