Mount Eden has no shortage of bungalows, but few manage the balancing act as well as this one.
With its character facade intact, it sits comfortably amongst its neighbours but step inside this large single-level home and prepare to be amazed.
The original layout, which once broke the house into a series of disconnected rooms, has been reimagined. A 90sqm extension welcomes in the light and draws the living spaces together and out towards a sunny landscaped backyard with a new swimming pool.
The owners renovated the home with the intention of living in it themselves but their circumstances have changed. Now they’re “committed to putting it onto the market for another family to enjoy”. And with all the hard work now done, it’s move-in ready.

The home’s weatherboard character is carried through the extension which is of course freshly painted. New timber windows have been replaced with double glazing and aluminium window frames around the back.
The home has a new roof, insulation, timber floors laid throughout the living spaces, carpet in the bedrooms and media room, underfloor heating in the new bathroom and master ensuite, ducted heat pump system that can be individually controlled.
The master bedroom now has a walk-in wardrobe and ensuite while the other three bedrooms are large with built-in double wardrobes.
There’s a media room with sliding doors so you can lock away the kids or yourself. It all flows to the open-plan new kitchen with scullery, dining and living area, and out to the pool and backyard.
The pool area takes on a resort-like feel at night with LED lights under the deck, which is also a private sanctuary for outdoor living, relaxing and entertaining.
“We’ve big skylights over the kitchen and big windows above the doors which brings a lot of light into the home.”

The single garage, which is wired up for EV charging, is also carpeted and has a “wellness area”/gym and internal access to the home which also has keypad entry. The driveway has also been replaced and has outdoor lighting.
The owners, who have lived in the area for many years, were drawn by the home’s potential and north-facing aspect when they bought the property two years ago.
“We like the area and character homes so it was always the vision to bring it back to life,” says the owner.
“We didn’t want to clear it off and build a new home. And being north-facing it ticked all the boxes. The good thing about bungalows is they are structurally sound so we had good bones to start with.
“It was probably one of the last of the original bungalows to be untouched and it certainly felt that way when you walked in the door. It was in need of some love and a really nice canvas.”
From the outset they knew they wanted a pool and to extend and change the flow of the home, which previously was very boxy and required weaving your way through many rooms to get to what used to be a barren back lawn.

While they’ve not lived in it, they have enjoyed “zen” moments looking out to the terraced lawn and pool.
“Now it’s got the best of everything. You’ve got your little oasis in the backyard and everything you want out of a modern home but with character. It has a really calming feel about it and is very private and quiet with lots of birdsong. It’s nice sitting and looking out at the trees. You almost feel as if you’re not in the city or central suburbs.”
This is best in class, says Rachel Berry of Ray White.
“There’s very little like it currently on the market and in this area. It has the ideal flow, a north-facing aspect, lawn, pool, internal access garaging plus gym/office. It’s been renovated and extended to a high standard and is in the desirable MAGS and Maungawhau school zones.”
It’s also close to public transport, Centennial Park and Mt Eden Village eateries.
97 Marsden Avenue in Mount Eden, Auckland, goes to auction on November 11.
