As we approach the end of May, it is hard to believe that we are almost at the halfway point of 2023. Throughout the last six months, the Whangarei property market has continued to see sales successes for our clients despite the perceived negativity around buying and selling, and May has been no different. There are active buyers in our market, ready to transact.
An iconic heritage property in Kamo proved incredibly popular, with 34 groups attending a single open home at 7 Tuatara Drive. The vendors accepted a pre-auction offer after just days on the market, and the auction will now take place on Monday, 29 May, 1 pm.
Kamo remains at the top of buyer's wishlists, with Sue Maich and Damien Davis selling 13 Brentwood Avenue over CV after just one week on the market. Eleven groups viewed the home, with an unconditional cash offer securing the deal and allowing the vendors to move on to their next stage.
While quick sales such as these are still taking place, the median days on the market is 66 days for the Whangarei District (April 2023). The reality is that buyers are taking their time and exploring their options; they have a wealth of homes to choose from. However, when they find a home they connect with, they want to act quickly to secure it.

Should a buyer fall in love with your home, you need to make a decision or risk them losing them. Have robust, in-depth discussions with your agent about the current market and your options. The property market continues to fluctuate, so instead of focusing on what has happened prior, look at what's happening right now. What's on the market around you? What are buyers comparing your property with? What feedback is your agent receiving from potential buyers? Your agent is the expert at gathering up-to-date information and will communicate with you clearly and frequently, so when buyers present themselves, you're ready to act.
