One phone call was all it took to sell a bach in Omaha for more than $4 million.

Agent Rod Cheeseman, of Rod Cheeseman Realty, told OneRoof he brokered the deal for the four-bedroom beach home on Taumata Road before the listing went live.
The property was snapped up by expats who had been looking for a spot in Omaha for nearly a year.
“I knew these guys. They’re lovely people, salt of the earth. As soon as I walked into [the Taumata Road] property, I knew.

“I just phoned them and said, ‘I think I’ve got it. Would you like to come and have a look?’ And they walked in, and there was a kind of pained expression on their faces that said, ‘Oh no, we’ve got to buy it, he’s got it right’.”
Cheeseman said the deal came together quickly. “I just said to the buyers, ‘We are going to do the negotiations now’. There was a little bit of an arm wrestle between them and the vendors, but for the convenience and quickness of the sale, the vendors said, ‘Go for it’.”
Cheeseman said the sale price was above the “woeful” RV of $3.125m and the $4m the vendors had paid back in 2022.

He said the sale was a case of “history repeating itself”. He sold the property to the vendors, noting that the deal was a speedy one.
“I had called them and said, ‘Come up, I’ve got your house’. I sold it to them with the sale and purchase agreement on the iPad.”
The Taumata Road bach features a top-floor master suite that includes a balcony with sea views, a kids’ rumpus room, air conditioning, a covered outdoor deck, and a fireplace.

Cheeseman had noticed that buyers in the wealthy beach town were increasingly prepared to wait for their ideal place. “Buyers are becoming choosier, and they are waiting for the right property. I tried to sell my Taumata Road buyers another property, and they said, ‘No, we’d rather wait’.”
Cheeseman said he had also inked a $3.05m deal at the end of last month for a four-bedroom home on Patiki Place. The 10-year-old bach had been on and off the market since 2022.
He said the owners had held out for the right price, turning down multiple offers through the winter until this deal was done.
“I could have sold Patiki four or five times over. Essentially, I tapped everybody out. I found their uncomfortable zone, took them past until they said, ‘No, we’ve run out of money’.
“Then I called [the buyer] and said, ‘Are you really going to let this go for another $50,000’ and he said, ‘I’ll come up with the extra money’.”
The latest OneRoof house price figures show continued strength in Omaha homes. The suburb’s average property value jumped 4.1% ($118,000) to a new high of $3.01m.
Cheeseman said that the winter bargain hunters were now changing their tune. “The sharks were circling over winter, looking for a bargain. Those people are now getting a little bit twitchy at the improvement in the market. They have realised their strong-arm tactics do not work, and they will miss out in the end.”
Last week, another Omaha agent, Precision Real Estate’s Di Balich, also sold a property after a single viewing.
The 380sqm two-bedroom house, designed by a creative couple in a luxurious Japanese style, on a 4ha bush and coastal plot between Pakiri and Leigh had not even been photographed when Balich walked through.
“I thought ‘bingo, this is a perfect match’ with my buyer. They wanted build quality and a timeless design, this was very much empty-nest luxury. They saw it, they got it. we had an offer the next day and it went unconditional in 10 days for $5.55m.”
Balich said that buyers at that level are moving quickly when they see the quality they like, but that buyers under $3m are still hoping for bargains.
