A three-bedroom, two-bathroom home on Pauanui Boulevard, in Pauanui, was snapped up within 15 days of hitting the market in May. The buyers paid $1.415 million – well above the RV of $1.12m.
Harcourts Pauanui business owner Alyce Rowe said the agency was inundated with inquiries about the property.
The interest had been so high, her agents approached the owner of the neighbouring property to see if she wanted to sell. She did, and the five-bedroom property was snapped up within 18 days for $1.28m, more than its RV.

“It sold pre-auction as well. It just so happened that the people who bought it hadn’t looked at the one next door.”
Rowe said auctions were relatively new in the beach town, but to have two neighbouring properties sell within weeks of each other following strong pre-auction offers was definitely a first.
Rowe is taking a two-bedroom bach at 48 Pauanui Beach Road to auction on August 10, but she said it was too early to tell if it would continue the agency’s streak of selling pre-auction.

“There are lots of buyers out there, and they are cash-ready. It’s all about the right property coming to market.”
Rowe said more Waikato buyers were taking an interest in Pauanui but her Pauanui Boulevard buyers had come from the same pocket of central Auckland and had ties to the area.
She told OneRoof that both homes were close to the beach, had been recently renovated and were in the right price bracket.

“There’s not a huge amount on the market around that $1.4m point,” she said, adding that entry-level homes in Pauanui for around $1m were also popular.
Rowe and her colleague Katie Wardenburg also have a three-bedroom house at 5 The Dividend for sale for $1.075m, and a three-bedroom bach at 1 Prescott Place for sale for $1.145m.
Rowe told OneRoof that sales volumes in the beach town this year were on track to surpass 2024 and 2023 tallies. “Pauanui is great. We don’t know why anyone would look anywhere else,” she said.
