A $50 million-plus Herne Bay mansion with a helicopter out the front, a bach only accessible by boat, a castle fir for first-time buyers and a footy star’s pad are among New Zealand’s hottest homes of 2026.
With over 16,000 residential properties for sale in Auckland right now, OneRoof decided to identify the ones that have excited buyers – both in New Zealand and abroad – the most.
The 10 homes highlighted below have been seen by hundreds of thousands of property fans and offer something for the very top and very bottom of the market.

Cremorne Street, Herne Bay | Sold?
The six-bedroom waterfront mansion created by rich-listers Simon and Paula Herbert is OneRoof’s most viewed Auckland property so far this year.
The 1075sqm resort-like home, designed by Brent Hulena, quietly hit the market at the end of last year, but appeared as a New Zealand-wide listing in February, just as the country was gearing up for the return of foreign buyers.
The listing photos suggest the average property buyer would need at least half a dozen big Lotto wins to fund a home of this magnitude (the Herberts’ helicopter is parked outside on the lawn in the main marketing picture).

As well as everything you’d expect from a mansion of this size and calibre, the property at Cremorne Street boasts an infinity pool, an underground wine cellar, a gym with a stunning view, a boat shed, and consented helicopter landings.
The listing was with Wall Real Estate agents Graham and Ollie Wall and was withdrawn a week after its set sale deadline. Graham Wall told OneRoof this week that he couldn't comment, either to confirm or deny that the property had sold.
The Herberts bought the property in 2018 for $27.5m, the year’s top price, after Wall sold their Remuera home a couple of months earlier for $26m.
The couple are leaving New Zealand and relocating to Monaco, as their business “horizons have moved to include Europe, particularly around Monaco and in the south of France,” Graham Wall told OneRoof last month.

Te Kapa Inlet, Mahurangi East | Price $3.299m
This coastal sanctuary is the family bach of Augustine founder Kelly Koe and her husband, Nathan. They are selling up to buy a holiday home in the Coromandel, where their teenagers would rather holiday these days.
The 2000sqm waterfront property, which comprises a main two-bedroom home along with three separate studios, sleeps up to 18 people. Since owning it, the family have rebuilt the three outhouses, renovated the main home and added an outdoor shower and toilet, a large deck, a pergola and a bar.

“We got there on a sunny day, walked down the jetty, and we didn’t leave until we bought it,” Coe told OneRoof. “We looked at baches everywhere, and there’s just nothing like it. It’s like a little slice of paradise.”
The bach can only be accessed by boat. The Coes, who live in Auckland, drive 40 minutes to Opahi Bay and then launch their trailer boat to make the five-minute trip across the water. They then park the boat at the end of the jetty for the duration of their stay.

34 Arapito Road, Titirangi | Price by negotiation
This uber-treehouse is located on a headland 17km from Auckland CBD and is surrounded by kauri and native bush.
All natural slate, glass and darkened timber, the four-bedroom home unfolds to showcase stunning views of the Manukau Harbour and is framed by lush, landscaped gardens.

New Zealand Sotheby’s International Realty agent Amanda Evans isn’t surprised the property is popular online.
“It offers a really serene experience, and obviously, the photos give you that impression. Andre Hodgkins is the architect, and he’s done an incredible design,” she told OneRoof.
“The detailing, the craftsmanship and the materiality are exceptional. The owner was impeccable in his detailing and working with Andre.”

Paget Street, Freemans Bay | Sold
Freemans Bay’s Queen’s Hall was transformed into a stylish three-bedroom home that captured buyer imaginations when it hit the market in January.
Vendor Anna Comrie-Thomson lived there for 30 years and told OneRoof in February that she had set out to bring it back to life. One of the wonderful things about living in the former hall was the height and space it offered. The acoustics, she said, were fabulous. “That’s what it was built for.”

The building’s history appealed to her, though, as well as its beauty. “It was such a beautiful old building,” she said, noting that she decided to build her new home around the hall-theatre space.
“I thought this is just so unique and so beautiful.” Beautiful though it was, there was nothing that did not need upgrading: “I’ve done everything from drainage to electrics to everything, absolutely everything.”
Bayleys listing agent Blair Haddow said it was a rare offering with an extraordinary view of the city. It sold soon after it was listed for $3.8m – $600,000 above its RV.

25-27 William Street, Takapuna | Price by negotiation
Long admired by beach walkers on the North Shore, this Takapuna property gained serious online views when it was put up for sale in January this year.
Takapuna House was designed by noted architect Sir Ian Athfield, his son Zac, and Nick Strachan, of Athfield Architects, and won the Auckland New Zealand Institute of Architects award when it was completed in 2013. The 1778sqm property boasts a striking bach-like home facing the water and two guest houses at the rear.

Listing agent Andrew Dorreen, of Precision Real Estate, said it was an estate sale following the death of the owner, a well-known figure in the suburb.
Dorreen told OneRoof in January that interest in the property had been building, even before the listing went live. “We have people lined up to view it late next week. We expect international interest,” he said, noting that a prominent overseas property executive was among those making enquiries.

3-5 Hanene Street, St Heliers | For sale
This five-bedroom St Heliers mansion hit the market at the end of last year and is looking for a buyer with $25m to spend.
The vendor told OneRoof in January she bought the 1613sqm site overlooking Hauraki Gulf for $9m during the first Covid lockdown in 2020 after missing out on her grandparents’ house on the same street.
“I was really annoyed. So I was angry googling and found this house. It wasn’t Nana’s house, but it was amazing – actually, it was better than Nana’s,” she said.

She and her husband overhauled the Simon Carnachan 90s original with the help of architect Michael Cooper. The project took three years to complete, with the house now exuding Balinese resort vibes with mid-century touches. It also features a putting green, cinema, pavilion and an exotic rockery garden.
Listing agent Brendan Goodwin, of UNIQ by Goodwins, said the property was attracting local and international interest. “[Overseas buyers] want to have this as their permanent New Zealand base,” he said.

257 Mangatawhiri Road, Mangatawhiri | Price by negotiation
Every property listicle needs a castle, and 257 Mangatawhiri Road fits the bill - and then some. It’s a case of pure nostalgia as this three-bedroom family home was previously the iconic Mangatawhiri café, which many Kiwis will remember driving past on road trips out of Auckland.
Vendor Mark Houghton told OneRoof he bought the iconic property in 2021 from the cafe owners’ family. The international session musician turned secondary school head of music said: “The family had the crazy vision to turn this big old barn into a castle.

“I inherited this big project and someone else’s dream. I saw the opportunity to make something really unique and fun and just make it a cool house for my son and me to live in.”
Ray White listing agent Charlotte Cairns loves the fact she’s selling a castle, and in her promotional video for the property, she can be seen wearing a crown.
She called the castle a “true local legend ... one of the region’s most recognisable and talked-about properties”.
It’s being sold by negotiation and has an RV of $450,000.

Campbell Road, Tawharanui Peninsula | Withdrawn
The fact that it’s had only two owners in 60 years is an indication of just how special this absolute waterfront property is, which is reflected in the high number of views it had on OneRoof.
The three-bedroom 1960s bach at Campbells Beach in Tawharanui is about as quaint and classic as it gets and is just 20 steps from the water.
The listing described the bach as “unpretentious, authentic and rich in character” and a once-in-a-generation chance to secure a piece of classic Kiwi coastal living in a place where few ever let go.

The property last sold in 2000 for $412,000, but Ray White agent Richard Turner told OneRoof in February that the price indication was north of $2m.
He added that anything beachfront sold for a premium, but the scarcity of such opportunities on the Tawharanui Peninsula added to interest and demand. “People don’t get the opportunity to purchase here very often.”
However, the property didn’t sell at auction and has been withdrawn from the market for now.

26 Bellagio Way, Flat Bush | Price $1.35m
It’s highly likely league fans were among the thousands who checked out this home, given that it’s being sold by former Warriors front-rower Addin Fonua-Blake.
Blake listed his “Vegas-style” five-bedroom home at the end of 2024 after quitting New Zealand and heading back to Sydney, where he’s now playing with the Cronulla-Sutherland Sharks.
Blake has dropped the asking price from $1.475m (just above what he paid in 2022) to $1.35m amid tough market conditions.

Ray White listing agent Logan Swann said Fonua-Blake had decided in February this year to give the market another go, in the hope of uncovering “some new buyers”.
Swann, a former league player himself, told OneRoof that the property was a standout home in Flat Bush. “It’s in a league of its own when you consider the type of properties that have been built in and around Flat Bush. This is quite different to anything else you’ll see through there. Solid concrete home, a hop, skip, and a jump to the Mission Heights school.
“It’s in a beautiful position, you’ve got the park across the road, and it’s on a corner site. It offers so much as well. So, bang for buck, yeah, really good value for money.”

63A Torkar Road, Clarks Beach | Price $890,000
Rounding out the list is another absolute beachfront home, this time in Clarks Beach. The quaint 1960s home is another quintessential bach and has an asking price of $890,000.
Harcourts agent Kim-Maree Osbourne says the lifestyle here is a special one.
“It’s absolute beachfront – it doesn’t have a road in front of it, and it’s absolutely living the dream,” she said.

“You can fish from there, you can flounder – it’s white sandy beaches. It’s just beautiful. At night, you can see the city lights, and the birdlife is amazing along that coast.”
She said that although she thinks it’ll be purchased as bach, “you could actually buy it, take the bach away and put a new dwelling there”.
