A West Auckland “manor” sold under the hammer for $2.18 million at a heated auction last week.

The stately four-bedroom home on Scenic Drive, in Titirangi, was snapped up by an Auckland family who were looking for a bush escape.
Listing agent Kane Taylor, from Ray White, told OneRoof the unusual property had attracted a lot of interest during its three-week campaign.

“We called it the Titirangi Manor and we had over 50 groups through the open homes, which is a big number when the CV is above $2m,” he said.
The buyers faced competition from another bidder in the room, but got to a price that won them the house and that the vendors were happy with.
“The buyers were cashed-up and had been looking about six months. They have got their bigger home now, and will be there forever and a day with their kids growing up,” Taylor said.
“The vendors are super happy another family has bought their home. They’re heading off to the beach to downsize.”

Taylor said the two-storey house, which sits on just over 4ha, had also attracted “a ton of conditional interest” from people who needed to sell their homes first.
“In Titirangi, virtually everyone needs to sell first. The difference is there’s less stock in Titirangi, less of this quality anyway, whereas in the city there’s a bit of stock to choose from,” he said.
“I would say that buyers are much more willing to transact as rates have come down and their mortgages are going to ease. It’s still not easy, but they’re more willing to do that than they were.

“And sellers, it depends on whether their plans are to upsize or downsize. At that first appraisal meeting, we’re telling them it’s not a hot market. There might be a bit of movement because money’s cheaper, but it’s not going to be in a rush.”
At the same Ray White auction last week, Taylor and his colleague Casey Green got $1.87m for a modern, three-bedroom townhouse on a cross-lease section on Old Mill Road in Grey Lynn. Four registered bidders competed for the renovated property, which last sold in mid-2021 for $1.952m.
OneRoof talked to the owners of Scenic Drive ahead of the auction. They said they snapped up the home in 2016 because it offered the space and warmth they were looking for.
They described the 1960s-era house as having a “comforting presence” and perfect for hosting their large family, but now that their children had grown up, they found “it is easy to lose each other” in the vastness of the home.
“It’s an oasis. Looking out over the inlet, watching the tides go in and out – it’s like you’re in your own little world,” they said.
