A $10 million-plus neo-Georgian mansion in East Auckland has been earmarked for demolition so the land can be carved up into 14 luxury sections and resold for between $1.65m and $2.1m each.

Plans for the new premium clifftop development on Bleakhouse Road, in Mellons Bay, have emerged five months after a retired doctor and his wife sold their estate of more than 60 years to The One Property Group.
The 1930s property had been expected to sell for more than $15m when it first hit the market in 2023, but the eventual sale price was just over $10m.
The sale of the 11,831sqm site has yet to settle, but The One Property Group is already well into the process of obtaining resource consent for the project.

Barfoot & Thompson listing agent Logan Boersma said the historic property, known as Fowey Lodge, would be bowled in October to make way for the new high-end development. The titles on the sections are expected to be issued around July next year.
Boersma, who is marketing the new development with colleague Jocelyn Yao, said it was rare to have so many prime waterfront sections available for sale. “It’s a really cool site,” he said.
The developer plans to build a large, high-end home on the biggest section in the development. He expects the finished house on the 1381sqm site to be worth around $9m.

“He just wants to build something spectacular, to show he cares about it and to set a good precedent. It’s going to be awesome, it’s going to be something out of this world.”
The remaining 13 sections, each measuring approximately 600sqm, will be sold as vacant lots. The seven sections with water views are priced between $1.85m and $2.1m and come with the house designs submitted as part of the resource consent.
The remaining sections are priced at $1.65m and offer more flexibility in terms of house design.
Boersma said he had already received offers from wealthy overseas buyers looking for homes in the popular Macleans College zone. Also expressing interest in The One Bleakhouse are New Zealanders in their mid-60s who wish to move closer to the sea.

The One Property Group has been behind several big developments in Auckland, including a 133-townhouse build in Flat Bush and seven freestanding luxury homes near the beach in Takapuna.
The new development marks the end of an era for Fowey Lodge, which is well-known in the area as a hub for the charitable work of owners Dr Tony Hanne and his wife Christine since the 1960s. The Hannes ran a medical practice and a bible study college from the property.
