The property at 345 Worsleys Road, in Cracroft, was built around 50 years ago but suffered in recent years following the death of its owner.
The once-grand home is something of a landmark in the suburb thanks to its distinctive roofline.
Harcourts listing agent Matthew Loose told OneRoof that he had sold a neighbouring 4ha block for the late owner's family and was now tasked with selling the remaining assets.

He said the three-bedroom house at 345 Worsleys Road would have been one of the best in the neighbourhood in its heyday.
“It would have been a very grand home, and it probably would have sat up pretty proud up on the hill because there wouldn’t have been much around, but unfortunately it’s had its day.”
The 4220sqm property has an RV of $1.23m, but listing photos paint a sad picture. Every window in the two-storey house is either smashed or boarded over. The roof desperately needs cleaning, weeds are pushing up through the deck, and graffiti covers the exterior walls.

There are no photos of the interiors, but Loose said they also require a lot of work. “It’s been vacant for quite a while now. It is extremely rundown,” he said.
“It’s certainly not for the fainthearted. [Buyers] would need to know what they are doing for the renovation.”
Most of those who have shown an interest in the property are looking for a lifestyle block to build on.
“If someone wants to buy a nice size section on the hill that’s relatively flat and that has a handful of different building platforms that you can potentially build on it and just start from scratch basically – I think that’s the most likely buyer,” Loose said.

He said it was difficult to put a price on the property, but expected it to be somewhere around its land value of $580,000 (the RV is $1.23m).
Cracroft and the surrounding hill suburbs of Cashmere and Kennedy’s Bush were sought-after areas, he said, because they offered good schooling, nice views and were still good value.
“If you compare values – your Cashmere, Cracroft, Kennedy’s Bush on the hill - if you compare the values there to Merivale and Fendalton, you are still getting bang for your buck in terms of value for money.”
