A half-built trophy home next to one of New Zealand’s most expensive properties has been sold at a mortgagee sale for an undisclosed sum.

The 643sqm five-bedroom, four-bathroom executive home at 54A Donaldson Drive, in Auckland’s Coatesville, hit the market in February and is close to the $40 million palatial estate owned by Zuru Toys magnates Nick, Anna and Mat Mowbray.
The Donaldson Drive mansion was covered in scaffolding and offered to buyers "as is".
While none of the photos showed the interiors, the listing agents - Barfoot & Thompson’s Philip Davis, who specialises in mortgagee sales, and Eddie Zhao - described the luxury that awaited, based on the approved plans for the property.

“The basement level is dedicated to lifestyle and functionality, featuring allocated spaces for a gym, home office, and a unique Lego display lounge, along with additional function rooms.
“At ground level, the design centres around generous open-plan living, incorporating the kitchen, living and lounge areas, media room, luxury garage, and two master bedrooms – ideal for both everyday living and entertaining.
“Level two completes the layout with a further master bedroom, a night lounge, and two additional bedrooms, offering separation and privacy.”

The property has an RV of just over $1.3m, although that number doesn’t include the value of the partially built home.
OneRoof asked Davis and Zhao for comment, but they had not replied at the time of publication.
The agents had paired the mansion with the mortgagee sale of a 2ha section at 54 Donaldson Drive. Their listing invited buyers to “bring your architect and plan your dream home”.

According to Davis’ website, that property has also been sold.
The half-built mansion in Donaldson Drive isn’t the first such mortgagee listing in the wealthy neighbourhood. Last year, OneRoof reported that a Coatesville estate in a prestigious gated community sold under the hammer "as is" for over $2.2m.
Coatesville is a prized lifestyle suburb on Auckland’s northern fringe and boasts some of the country’s most expensive homes. The Mowbray mansion – formerly the Dotcom mansion, named after its famous tenant, Kim Dotcom – is probably the most well-known. It last changed hands in 2016 for $32.5m and now has an RV of $40m.

Buyers looking for a complete home could spring $18m for the mansion currently on offer at 60A Goldflats Lane. OneRoof profiled the sprawling eight-bedroom, eight-bathroom home late last year, and Precision Realty listing agent Nicky White said it was one of Coatesville’s best. “There’s nothing else in Coatesville currently that compares. It really is in a league of its own,” she said.
The 1450sqm house sits within a 4.27ha landscaped estate and boasts a walk-in wine cellar, a gym, a tennis court, a movie room, and a self-contained nanny’s quarters with its own garage. Plus, said White, the 25m heated swimming pool was one of the biggest in the suburb.
Also on the market with high expectations is a mansion once owned by one of the Real Housewives of Auckland. The six-bedroom home at 66 Mahoenui Valley Road, in Coatesville, has been pitched as the “ultimate luxury country lodge” and comes with a tennis court, wellness centre, and a hidden panic room.
