Two big Epsom homes from bygone Auckland are up for grabs. One is an Edwardian homestead, now a block of seven one-bedroom character flats, while the other is being presented as a development opportunity. Both have seen better days and could face the wrecking ball.

Bayleys listing agent Wei Wei Elder said the villa at 30 Owens Road was beautiful, and while it lacked heritage protection, she hoped it could be restored and perhaps used as a boutique motel/hotel.

“I think someone just needs to give it some love and tender care. It’s unique. It’s a Victorian villa, and you can see all the fretwork and all that still there.”

The property dates back to the early 1900s, and sits on a 936sqm section in the city’s prized double Grammar zone. The rental income is around $158,000 a year, while the RV is just over $3 million.

“My suggestion is because it’s beautiful and unique someone with a vision should come and convert it into a boutique motel or special hotel rental. Just restore the whole thing.”

Elder said Epsom lacked the type of accommodation offering seen in neighbouring Ponsonby, St Marys Bay and Grey Lynn. She said the fact that it was near several Auckland hospitals and specialist clinics made it “a great place for any visiting surgeon, visiting doctor”.

Elder is marketing the property with colleagues Damien Bullick and Alan Haydock, and their listing describes it as a strategic investment or land-banking opportunity.

A minute away by car is a Barfoot & Thompson offering at 188 and 188A Gillies Avenue, featuring eight bathrooms and four bathrooms.

This one is being presented as a prime corner development opportunity of 847sqm of land. The property sits across two titles and has an RV of $3.22m, with records showing the house was built in 1920.

Listing agent Duncan Wu told OneRoof the owner was offshore and keen to sell. The flat site was easy to build on and a good one for a developer, he said.

The house, which is tenanted, was a “normal bungalow.” There was no heritage overlay, he said, meaning it could be removed or demolished.
