The buyers have, for undisclosed sums, picked up Chapman’s Parihoa Farm and Tirikohua Point Farm, which together cover almost 300ha of coastal land in Muriwai.

Chapman’s Parihoa Farm hit the headlines last year when OneRoof revealed it had been home to Hollywood star Brad Pitt while he was filming in New Zealand.

Pitt did not buy either property, but listing agent Duncan Ross, Bayleys’ chief operating officer, did say billionaires had shown interest.

The number of enquiries for both properties had been “awesome”, he said. “I guess it was one of those properties a lot of people wanted to ring up and inquire about.”

Some would-be overseas buyers had tried to get through the Overseas Investment Office process but had not been able to, Ross said.

He could not reveal what the properties sold for other than to say the prices were commensurate with the luxury and exclusivity they offered.

In the end, the buyers were domiciled in New Zealand and did not have to go through the OIO, Ross said.

The buyers of Parihoa Farm intended to live in the centrepiece Andrew Patterson and Fearon Hay-designed house, which recently featured in the TV show New Zealand’s Best Homes With Phil Spencer. They also planned to continue renting out the estate for weddings and functions.

The buyers of Tirikohua Point Farm just wanted to enjoy their new property, Ross said. “Both parties are pretty proud to have been able to buy these properties but become the new custodians.”

When OneRoof wrote about the properties in November, Chapman said he was relocating to the South Island and that the sale had been a long journey.

“I love the property, but my drive was one of simplification. The longer this process dragged on, the more I was like, ‘Wow, will I ever sell it?’.

“We have kept it looking beautiful. I kept the energy as high as I could with lots of philanthropic things and events. I will be happy to hand it on to the next custodian for their dream.”

He confirmed to OneRoof that Pitt was not the buyer but that the actor “loved it”.

Parihoa Farm was also the setting for the Great Kiwi Bake Off and has hosted several celebrity weddings, including the ceremony for Hits host Matty Mclean and his agent husband Ryan Teece.

Chapman told OneRoof that he bought Tirikohua Point Farm almost by chance. “I had a great relationship with the owners. They retired in 2021 and spoke to me about taking over the property.

“I was not sure I wanted to do that because I had enough on my plate and I was already beginning to realise I did not want so many things. I threw in an offer on the last day, and I got it.”

Chapman told OneRoof his Parihoa caretakers, Rose and Graham Kennedy, had applied their “Midas touch” to Tirikohua Point Farm, and added a fitness centre and guest suites.

The property’s standout feature was the glasshouse, which is home to a sitting room and a bed: “It must be the most photographed place on the whole property. Friends love it,” Chapman said.

“Dare I say, I enjoy this property even more than Parihoa because it felt very down to earth. I feel like I changed as a person.”

Chapman’s favourite architects drew up plans for a grand house for the property, which were included in the sale, but he was focused on properties in Queenstown-Lakes and was “switching off my northern life”.

But he had cherished his time in Muriwai: “Part of me will go with the property; my spirit is very connected with it. If I didn’t have Wanaka, I’d be super-happy to keep [these properties] forever.”
