Dubbed the Boat House, the tiny home comes with a double garage, a gym, a golf simulator, and plans for a “spectacular family retreat”.

Vendor Ben Parsons told OneRoof that he and his wife, Catherine, bought 18 and 20 Woolshed Road three years ago. The two sections bordering Willow Pond cover 1400sqm and were released as part of the multimillion-dollar Hanleys Farm development.

“Having water in front of you is always going to be tranquil. You can have a bit of theatre with water,” Parsons said.

The property has uninterrupted views of Cecil and Coronet Peaks in one direction, and the Remarkable Ranges are to the east.

“You will see birds fly in front of you while you are having a glass of wine on the deck. It is actually not bad,” Parsons said.

After buying the sections, the couple briefed architectural designer Tony Butel, of Ground Up Studio, to draw up plans for a simple bach and, later, a house that would make the most of both sites.

“The first design he did was pretty simple. I said, ‘Go nuts’, and he went back and redesigned it completely,” Parsons said, telling OneRoof that a trip to Japan was the inspiration for the round windows and dark, earthy finishes.

“It was pretty hard to commit to, initially, but we knew if we could go dark, then everything else would become the centre of attention,” Parsons said.

The couple never got around to building the big family home, though, and have decided to sell, having found land elsewhere for another project. “I don’t look backwards. I enjoy the process of building. To be honest, I am distracted by another challenge. We have done five homes so far over 10 years,” Parsons said.

New Zealand Sotheby’s International Realty agent Julia Franklin, who is marketing the property with colleagues Gareth Ireland and Willie Baddeley, said the Willow Pond subdivision was close to Jacks Point clubhouse and golf course and only 15 minutes from Queenstown Airport.

She said the “super-stylish” Boat House was “Instagrammable,” and that the Parsons’ planned family retreat would complement the 15 other homes around the pond.

She said 18 and 20 Woolshed Road had a price guide of $2.4m, and that interest had been strong so far. “The phone has been running hot. We haven’t hit our Australian contingent, but local interest is strong. No one has been blinking at that price.”

Also up for grabs is the four-bedroom house next door at 22 Woolshed Road. The new-build property was designed by ADQ Architects and built by the Abode Architectural team and has an asking price of $2.449m.
