Omaha’s house price record has been smashed, with a newly refurbished bach in the wealthy beach town selling for over $10 million.

The four-bedroom trophy home on Kutai Lane, which last sold three years ago for $9.1m, was still under wraps when the buyers did their walk-through.

Precision Real Estate agent Di Balich, who brokered the off-market deal, said the vendors were in the midst of an extensive – and expensive – renovation when they approached her with the idea of selling.

They said they weren’t using the house and asked her to put out the feelers to her network. She knew exactly who to call first.

Her buyers had first viewed the house in 2022 when Balich had the listing, “but they weren’t ready to commit at that time. So when the vendors called me to sell it off-market, I went back to these buyers,” she told OneRoof.

The buyers, who already own in Omaha, saw the property three weeks ago and made an offer within five days of their second viewing. “It’s an Omaha shuffle,” Balich said. “My instructions for stage one were to draw upon my experience and database. We never got to stage two. Both the buyers and sellers are under-the-radar people, very understated, and it was a very private transaction.”

Balich said the vendors had “completely reimagined” the beachfront home. “They put in a Hollywood master suite: walk-in wardrobes to die for, a luxury bath, tile, and marble. They probably spent $200,000 on the kitchen alone, and they re-did the pool with marble and stone, and added new landscaping.”

She said of the sale: “It happened so fast, I didn’t even get the list of everything they did. We didn’t do photos.”

Balich said the finished house was the best she had ever sold. “There might be two or three others that could smash this, but they’re not for sale.”

Balich declined to reveal the exact sale price but said it was over $10m, and a record for the town, beating the $9.3m she got for a bach on Taumata Road in April.

Balich has 15 homes for sale in the town and neighbouring enclaves. One of her most recent listings is an architectural beauty built by Ponting Fitzgerald.

The four-bedroom house at 184 Mangatawhiri Road looks like a bunker from the outside and is pitched as an art lover’s house. It has an RV of just under $5m and is for sale by negotiation.

OneRoof's latest house price figures showed Omaha’s average property value had risen by $130,000 in the last three months, crossing the $3m mark for the first time.
