A trust connected to the Kiwi rich-listers put three properties on the edge of Totara Park, in Flat Bush, on the market for sale with Bayleys in April 2024.

OneRoof can reveal that two of the properties – a six-bedroom home on Hilltop Road and an adjoining block of land on Redoubt Road – sold towards the end of last year.

The Hilltop Road property was the original Ullrich family home and sold for $1.203 million – well below its RV of $1.65m – while the 900sqm vacant plot sold for $700,000.

Pulled from the market last year is the neighbouring 10-bedroom brick mansion, which the family built in 2003 and had an RV of $2.85m.

All three properties, covering 4651sqm, first hit the market in 2023 with an asking price of $4.5m before being relisted last year with a different agency.

The Ullrichs, who made their fortune in aluminium. Their company, Ullrich Aluminium, was sold to Australian-listed manufacturing giant Vulcan Steel in 2022 for NZ$165m.

OneRoof spoke to trustee Ernest Ullrich about the properties last year.

He revealed that the family moved their original home further down the hill to 49 Hilltop Road to make way for the new-build mansion.

“My father was honorary consul for quite a number of countries, so there were often large functions held there, with 40 or 50 guests – including many from overseas, which meant its proximity to the airport was a real advantage,” he told OneRoof.

The listing for the mansion highlighted its seven living areas, a double-height entrance hall, a full chef’s kitchen, and a bar/wine cellar.

The listing agent for the properties, Michael Block, told OneRoof last year that they offered incredible value for money.

He said his vendors were looking for market-driven offers. “These properties offer an exceptional opportunity to purchase a substantial real estate holding at a bargain [price],” he said.
