Papanui Farm

Papanui Farm represents an exceptionally rare opportunity to secure a substantial coastal landholding of scale, privacy and extraordinary natural character, all within approximately 30 minutes of Wellington’s CBD and International Airport.

Comprising 581 hectares and approximately five kilometres of Cook Strait coastline, Papanui combines the attributes of a genuine working sheep and beef station with a location almost impossible to replicate. Held within the same family for 100 years, the property offers a remarkable sense of seclusion while remaining on the doorstep of New Zealand’s capital city.

The elevated hill country provides expansive views across Cook Strait to the Marlborough Sounds and D’Urville Island, south towards the Kaikōura Ranges and north beyond Mana and Kāpiti Islands, with Mount Taranaki visible in clear conditions. From the tops, the land falls through productive pastoral country and regenerating native bush to a dramatic and largely untouched coastline, complemented by blue-water title and exceptional fishing, diving and recreational opportunities.

Adding significantly to the proposition is the established Boomrock hospitality and events business. Its infrastructure includes the renowned Boomrock Lodge, purpose-built claybird shooting facilities and all weather concrete airstrip and vehicle testing track, alongside Pipinui Point accommodation. Together, these improvements demonstrate the property’s proven ability to support premium tourism, hospitality, corporate and accommodation activities while retaining the integrity of the wider farming operation.

The property's exposed coastal position also presents a potentially significant renewable-energy opportunity. With Wellington's western coastline recognised for its strong wind resource, Papanui offers the scale and topography to warrant consideration for future wind-energy development, subject to detailed investigation, commercial feasibility, grid access and the necessary approvals.

For a purchaser, the opportunity therefore extends well beyond the acquisition of a significant farming property. Papanui brings together agriculture, recreation, hospitality, tourism and accommodation, with potential renewable-energy opportunities adding another dimension to the property's long-term possibilities.

After a century in the stewardship of one family, Papanui Station presents an opportunity to secure an extraordinary piece of the Wellington coastline and determine the next chapter of this remarkable property.
