Wow Factor On Waitoetoe

Welcome to 78A Waitoetoe Road. This beautifully presented 99 hectare (approximately) property offers a diverse mix of flat-to-rolling coastal land, providing both excellent usability and impressive visual appeal. A central race system forms the backbone of the farm layout, with additional races looping throughout the property for efficient, seamless access. Multiple entry points - including the main entrance at 78 Waitoetoe Road as well as access from Mokau Road and Pukearuhe Road - ensure strong connectivity and ease of operation across the entire farm.

Farm infrastructure is extensive and well-presented, including a 30-a-side herringbone cowshed, a three-bay calf shed with bobby facilities, a palm kernel and tractor shed, and five haybarns distributed across the property. Milking 300 cows across the season, the farm is averaging over the last three years approximately 105,000 kgMS. On farm supplement production varies by season based on conditions, with approximately 150 bales of silage made last season; purchased feed included approximately 200 tonnes of maize, ensuring consistent productivity regardless of seasonal conditions. Effluent is handled through a reliable Larall Pod system which pumps effluent across the farm, supported by a long-term Regional Council Consent until 2045. Water is sourced from multiple wells that supply the cowshed, houses, and stock, with UV treatment in place for both shed and house use.

The main home requires special mention and forms a standout feature of the property, offering an executive level of comfort paired with breathtaking sea views. Built in 2008 and designed with dual wings, it includes a private master suite with walk-in wardrobe and ensuite, alongside a flexible three-bedroom wing that can be closed off for family living or guest accommodation. Three spacious living areas open to beautifully landscaped gardens and sweeping coastal outlooks, while the attached three-car garage provides generous storage. Adjacent sits a large barn-style shed with adjoining stables, ideal for parking the campervan or horse float. This home needs to be viewed to be truly appreciated. The second dwelling, located at 603 Mokau Road, is a well-kept three-bedroom home with farm and sea views, a large rear deck, and ample sheds - offering comfort, practicality, and versatility for farm staff.

78A Waitoetoe Road represents a rare opportunity to combine a highly productive dairy operation with executive family living, all set against stunning coastal views. This exceptional property is well worth your inspection.
