Clifton Downs - A Property Designed to Perform

Clifton Downs is a highly productive and immaculately presented 1,265.9187ha freehold finishing property located near Omarama, offering an outstanding combination of scale, irrigation security, quality infrastructure and operational efficiency.

Currently operated as a sheep and beef finishing unit, Clifton Downs wintered approximately 1,240 cattle and 3,000 sheep in 2026, while also having a proven history of wintering dairy heifers. The

combination of productive irrigated flats, easy-contour hill country and secure water resources provides flexibility across a range of sheep, beef and dairy support farming systems, making it well

suited to farmers seeking reliable grazing, finishing and wintering country.

A key strength of the property is its secure water supply. The existing resource consent provides for the irrigation of 289ha, with approximately 208ha currently irrigated by two centre pivots, supported

by a low-cost gravity-fed surface water take and a substantial storage dam providing approximately 9 to 10 days of water storage. Combined with strong fertility and its well-designed layout, these

attributes underpin the property's operational reliability and productive potential.

The farm comprises a mix of irrigated flats and approximately 447ha of easy-contour hill country, with recent development including some briar control improving grazing utilisation and accessibility.

Further supporting farm performance are approximately 113 paddocks, a reticulated stock water system, and an extensive network of all-weather tracks. All supplementary feed is made on farm.

Clifton Downs recently achieved an A-grade Farm Environment Plan audit highlighting the property's strong environmental performance.

Improvements are well maintained and include a four-bedroom manager's residence with detached triple garage, a farm worker's cottage, five-stand woolshed and sheep yards, high-spec'd cattle

handling facilities, and a range of implement and storage sheds.

Clifton Downs is a well-developed, productive farming operation that combines scale, versatility and secure water resources in a tightly held farming district. Whether purchased as a sheep and beef

finishing unit, dairy support property or strategic grazing asset, it offers a compelling opportunity to secure a proven livestock platform with broad appeal and long-term productive capability.

For Sale by Deadline closing on or before, 4pm Friday 4 December 2026 (unless sold prior).
