Capital efficient dairy unit with upside

Located in the reliable farming district of Hillend, 17 Tongue Road presents an opportunity to secure a well-developed dairy operation offering scale, strong infrastructure and further production upside.

The farm comprises an approximately 250 ha milking platform showing production increases from around 230,000 to 250,000 kgMS in recent seasons. On average approximately 550 MA cows are wintered on the milking platform. Significant investment and redevelopment during our vendors’ tenure has created a well-equipped and capital-efficient farming operation.

The 42-aside herringbone dairy shed has benefited from recent upgrades including PPP in-shed feeding system, automatic cup removers, Protrack drafting and mastitis detection. Further investment includes upgraded laneways and fencing, along with effluent and water take consents through to 2036.

For the 2026/27 season, the operation is targeting a peak milking herd of approximately 700 cows and budgeted production of 350,000 kgMS, highlighting the scale and production potential of the property.

Adding further value is approximately 80 ha of established radiata pine forestry across three age classes. Approximately 30 ha is currently registered in the ETS, with a further 10 ha subject to appeal, providing diversification alongside the dairy operation.

Three dwellings provide excellent owner and staff accommodation, including a recently renovated four-bedroom main residence, renovated three-bedroom cottage and self-contained workers' accommodation.

Located approximately 23 km from Balclutha and 19 km from Milton, this is a well-positioned dairy unit with infrastructure already in place and genuine scope to continue lifting performance.

With significant recent investment, established forestry and genuine production upside, 17 Tongue Road represents a quality South Otago dairy operation that needs to be viewed to be fully appreciated.
