Our circa 1910 cottage has had many lives before its 2024 major renovation. We have heard stories of stables out back, the 27m2 (approx) outbuilding hosting pottery classes complete with kiln and later a personal martial arts gym, the 1960s extension at some point was even a form of chook house. These history rich structures have had major investment into creating spaces utilizing modern and luxury building products for the new owners to enjoy writing the next chapter.
The end goal was simple, the job was not…fix everything that had deteriorated over the last 100+ years, update the layout and create a home to be proud of. Utilizing my 20 odd years of experience in multimillion dollar properties a plan was put together. We wanted to produce a home designed to suit entertainers, retirees, couples, families, home offices, Airbnb and whatever else tickles your fancy without blowing the budget, dare I say the budget had to be expanded a few times!
Luxury must haves for the remodel were filtered water, double vanity, rimless toilets (plumbed to chlorinated water), new electrics, designer LED lighting, new plumbing, Italian tapware, gas hob, outdoor taps including a hot tap, spa provision, high speed rangehood, raising the ceiling in the bathroom to its former glory which allowed for the 2.6mere high Gessi rain showerhead, converting the porch to be a part of the lounge, open plan kitchen/dining connected to an outdoor deck via bi-folding doors, double door fridge with water, larger windows for the extension, all walls insulated, noise batts wherever possible, exterior lighting for the new exposed aggregate paths, new roofing with continuous metal spouting, full cladding change on the garage, a full perimeter fence, a security system and clutter free future proof wiring. While stormwater systems are taken for granted, due to the age of the house there was no stormwater system, for the first time ever, all 3 buildings and the driveway are now connected to the council stormwater system. The lighting of the property has to be seen to be appreciated, the highlighted Halcyon gable end features, Britelight linear LED strips on the deck, staggered random integrated LED strips in the dining, the full length strips in the bathroom, Switch Lighting Sunset Dimmable Ultra Low Glare LEDs in the Kitchen to name a few.
Hidden features - Maximising space in a 95m2 character cottage is paramount, as there was no storage we used mirror cabinets in the bathroom and toilet, incorporated built in cupboards in the laundry and Bedroom 3 during the layout change, a hidden ventilated space in the attic hides the fibre ONT, IT system, TV and data wiring. Integrated speakers and TVs mean while the house is wired to the hilt, there are no visible wires (clutter free). One thing we would have liked to have done, which could be added into the contract if requested, would be to add a built-in wardrobe for the master bedroom, the southern wall would be perfect for a massive joinery unit that could create huge storage capacity. Not knowing the style of future owners, we have left a blank canvas.
Entertain and Control - Control of the main TVs, The Audio System and Lighting are made simple with Control4 remotes and the free app. Guests can connect to the WiFi and play Spotify straight to any or all of the 6 audio zones.
The simple but full feature lighting system fit for both technical or non-technical users, light switches in all the main living areas are labelled, a single button on the touchscreen or app can turn on or off the whole home. It is very simple.
