Kauri Lodge began life as a 1970s pole house in Okitu. It has been completely renovated to Rimu Architects' consented plans, and it's now a unique, architecturally designed home with different views from every vantage point. Three separate spaces share one 1,177 m² freehold title: the main home, the Pole Room guest suite and Kauri Cabin, a separately consented, self-contained cabin, so there's the opportunity for two incomes. Wainui Beach and the surf club are a four-minute walk away.
For sale by closed tender, closing 3pm Thursday 26 November 2026. It can be bought with its existing furnishings for immediate possession, or semi-furnished by negotiation. Register in Reso through kaurilodge.com for the tender pack.
THE RENOVATION
The work took five years. More than 250 tonnes of material came off the site to make way for engineered retaining, new drainage and stormwater management, decks and sheltered outdoor rooms. The house was reclad and reroofed in corrugated Colorsteel Maxx. Gisborne District Council issued the code compliance certificate on 21 May 2026.
SIX LEVELS
- Level 6: master suite with ensuite, his and hers dressing room, heat pump and a private deck
- Level 5: double bedroom with a built-in wardrobe, and the bathroom, with attic storage above both
- Level 4: open-plan kitchen, dining and living, opening onto the decks, with a 9 kW heat pump
- Level 3: studio with its own entrance and heat pump, suited to a sewing room, office, utility room or extra bedroom
- Level 2: tool room and storage, with the potential to become a sauna
- Level 1: basement, garage and the Pole Room
THE MAIN HOME
The kitchen is built around bespoke joinery, with gas cooking, instant hot water, a breakfast bar and generous storage. The living area sits under a raked ceiling, with high windows and wide glass doors that open straight onto the decks, so the house flows easily from inside to out. The staircase and balustrades are recycled Jarrah.
ENTERTAINING OUTDOORS
Patios and decks on different levels give you several places to entertain or sit quietly, each with a different outlook and its own privacy. There's a covered dining deck off the house, elevated decks that catch the sun, and an outdoor table in the courtyard between the buildings. The terraces step down to a sheltered courtyard and a 7,200-litre Alpine swim spa, heated by its own three-phase heat pump.
THE POLE ROOM
A private suite on the lower level, built around one of the original poles, with its own ensuite, built-in robes and heat pump. It's insulated, soundproofed and double glazed, and the owners have run it as an Airbnb. It suits a family member, teenagers or guests.
KAURI CABIN
30 m² and fully self-contained, with its own kitchen, bathroom, separate laundry, heat pump, parking and bottled gas. Its 30 m² covered deck has plenty of room to relax outside. It has been used as an Airbnb, and works just as well for family and visitors, or as a granny flat. The property has been configured for multi-use, with options to suit a variety of requirements.
SERVICES
- Three-phase power and six heat pumps
- Gas cooking and gas hot water, with separate bottled gas for the house and the cabin
- A separate 20-litre electric cylinder under the kitchen bench for instant hot water
- Over 50,000 litres of water storage
- Stormwater comfortably handled by two large soak pits in the sand base
- Two septic systems, one of them dual-chamber
- Wi-Fi mesh network across the site
- Double glazing in aluminium frames throughout
PARKING AND STORAGE
A two-car garage on the lower level, and about 230 m² of concrete parking and turning with room for five more cars, or a boat, caravan or motorhome. Attic and basement storage, plus covered storage for surf and dive gear. A 20-foot container holds bikes and more. It can be removed to free room for two more cars, or stay by negotiation as a separate item on the furnishings schedule.
LOCATION
Okitu is on Gisborne's coast, a four-minute walk to Wainui and Okitu beaches and the surf club, and a 12-minute drive to central Gisborne. Marlin, tuna and kingfish are offshore, and Gisborne Airport has direct flights to Auckland.
