In winter, three ducted heat pumps, electric radiators, and a gas fire in the living room provide heating options. Double glazing and extensive insulation, including retrofitted NZ wool on top of standard above-ceiling insulation, enhance the comfort level inside.

Fast internet is provided via popular local provider Lightspeed. Mobile phones work normally in and around the home.

Carefully chosen mature planting covers much of the 3,547m2 site, showing colour and form all year. Native tuis and bellbirds thrive amongst the well-established NZ natives and other plants suited to an alpine climate. Three paved courtyards around the house are planted with decorative trees, heritage roses, herbs and lavender. The main courtyard has a delightful fountain-fed water feature. Each courtyard has a different orientation for views and wind protection.

There are 21 homes on Closeburn Station, with one more nearing completion in mid-2025 and another starting construction. Each home has been carefully sited and designed to blend with the alpine environment. This is a truly magical part of NZ.

Overseas persons who are not NZ citizens or permanent residents need official consent to buy 6 Bracken Track because Closeburn Station is classed as farmland. Nonetheless, applications from overseas buyers who intend to reside in the home and have a pathway to residency for the skills and wealth they bring to the NZ economy are likely to be approved quite quickly.
