Positioned in the highly regarded Otaio district of South Canterbury, this outstanding dairy property presents a rare opportunity to acquire a well-developed and highly productive farming operation spanning approximately 131.59 hectares across four titles.
The property features approximately 117 hectares of effective irrigated land, serviced by a reliable on-farm well and K-Line irrigation system. Predominantly comprising fertile Timaru Silt Loam soils, the farm consistently produces exceptional pasture growth and provides an enviable balance of rolling contour, areas of flat land, and some steeper sidlings, creating an efficient and versatile farming platform.
Currently milking 440 cows at peak production, the farm is equipped with Halter collar technology, providing modern stock management and operational efficiencies. Production performance has been consistently strong, achieving 201,726kgMS last season and maintaining an impressive three-year average of 189,000kgMS, with milk supplied to Oceania Dairy.
Farm infrastructure is extensive and practical, centred around a well-maintained 38-aside herringbone dairy shed complete with a Protrack automatic drafting gate. Complementing the dairy is an adjoining 450-cow feed pad, providing flexibility for feeding and herd management throughout the season.
The property is well subdivided into 30 paddocks, each serviced by two to three water troughs, ensuring reliable stock water and excellent pasture utilisation. A network of quality all-weather laneways allows for efficient stock movement and easy year-round access throughout the farm.
Accommodation and support infrastructure are equally impressive and include three dwellings, providing excellent options for owners, management and staff. Additional farm improvements include an eight-bay calf rearing shed, two four-bay tractor and implement sheds, and two additional two-bay utility sheds, ensuring ample storage and operational capacity.
Combining scale, proven production, quality soils, reliable irrigation and substantial improvements, this property represents a genuine turnkey dairy operation in a sought-after South Canterbury farming location. Opportunities of this calibre are seldom available and will appeal to owner-operators, family farming businesses and investors seeking a productive dairy asset with proven performance and future potential.
