Black Hill Station

Deadline Sale (unless sold prior) 12pm, Thu 10 Dec 2026

Situated amongst some of New Zealand's most spectacular scenery, Black Hill Station is approximately 2,702.0198 hectares of freehold high-country land bounded by one of the region's most famous salmon and trout fishing rivers.

A blue-chip location providing numerous recreational activities, underpinned by the grunt of a farming operation with all the development work done and large enough to support a manager if required, with passive income from the long-established high-grade limestone quarry. All within an easy commute to Christchurch and close to Terrace Downs Golf Resort, Mt Hutt Ski Field, and heli-skiing in the glaciers of the Alps.

Black Hill Station has been transformed since 1999, when it was an undeveloped run block with just 250 hectares of oversown and top-dressed hill blocks and the rest of the property undeveloped. As a result, the buildings, power system, stock yards, fences, water system and tracks are all in very good condition, supported by excellent paddock subdivision, a strong pasture renewal and fertiliser programme, that make it a high-country feed factory providing numerous land use options.

Accommodation is well catered for, with a main four-bedroom home and three two-bedroom cottages, each heated by a log burner. MacIntosh's hut, a well-appointed backcountry hut, sits on the top flat adjacent to the Department of Conservation (DOC) boundary and is perfectly positioned for hunting and recreation.

Future upside comes from two building sites with resource consents granted for high-end luxury couples retreats, the first of which also has building consent granted. Each site offers stunning views over the mighty Rakaia Valley and surrounding stations through to the Southern Alps. A fantastic opportunity for a tourism future, with world-class salmon and trout fishing, jet boating and kayaking on your doorstep, launching off your own freehold land. Black Hill itself offers numerous recreational activities, with resident mobs of red deer, chamois, pigs and the occasional tahr, complemented by great tracks for mountain biking and hiking, including good access to DOC land.

A diverse high-country station, well developed and in a world of its own whilst remaining easily accessible. An inspection is a must to appreciate all this property has to offer.
