100 Rawhiti Road is an exceptional 171ha dairy farming opportunity in the highly regarded and sought after Reporoa district. With 150 effective hectares, good quality soils, extensive irrigation and outstanding infrastructure, this is a farming platform designed to deliver consistency, resilience and long term productive performance.
With more than 93% of the effective area irrigated and significant investment in pasture renovation, this farm consistently grows large volumes of quality pasture throughout the year - and critically, through summer. A robust groundwater consent from a substantial aquifer provides reliable freshwater supply, while the predominantly fixed irrigation network offers a low maintenance, highly dependable setup, complemented by a smaller area of lateral irrigation. Over summer, effluent can be injected directly into the irrigation network, boosting nutrient availability and supporting even greater pasture performance. This consistently delivers strong resilience in dry conditions and the ability to maintain productive growth when it matters most.
At the centre of the operation is an exceptionally well-presented Don Chapman 40 aside herringbone dairy, supported by an ever reliable Waikato milking system. Automatic cup removers with swing over arms, Bovonic QuadSense Mastitis detection, auto yard wash, walk over teat spray and drafting facilities ensure automation is well catered for. While modern and supported by substantial technology, it is ultimately the timeless, practical design and layout of this dairy that underpins its excellent cow flow and operational efficiency. A CoroHawk in shed feeding system supported by twin 16t feed silos ensures the cows diet can be supplemented by a high energy diet to compliment the intake of high-quality pasture. A substantial 4,000 cubic metres lined effluent pond with shore mounted pump and internal stirrer services more than 36ha via a travelling cobra rain gun around the fringes of the irrigation season. This provides flexibility and future capacity.
Previous integration into a broader farming operation makes historical performance difficult to directly compare with future standalone systems. That being said, the farm still delivered 222,179kgMS last season milking a young herd of around 500 two and three year olds, using 125kgN/ha, growing approximately 18tDM/ha and supported by 418tDM of imported feed. To provide clarity, independent analysis has also modelled what the farm could support under a standalone system, demonstrating significant upside. With significant on-farm feed production, extensive irrigation, renewed pastures and quality infrastructure, an incoming operator has considerable scope to tailor the system and determine how best to convert that feed into production and profitability.
In addition to the core dairy platform, the property includes almost 13 hectares of well managed forestry, comprising both eight year old and four year old stands. Strategically positioned on the steeper, less productive areas of the farm, these plantings ensure that land otherwise unsuitable for grazing still contributes meaningful long term value. The forestry provides a tidy, low maintenance asset with future harvest potential, further strengthening the overall resilience and productivity of the farming operation.
Rounding out the impressive infrastructure package are two modern, well-presented and low maintenance homes. The main dwelling is a beautifully presented, high spec four bedroom, two bathroom home with a substantial three bay enclosed shed. The second dwelling is a recently built, modern three bedroom home, thoughtfully designed to maximise privacy and outlook.
