Definitely Not the Road to Perdition

This certainly isn’t the road to perdition. In fact, as the driveway winds through this approximately 1.0-hectare lifestyle block and opens out at the proposed house site, Road to Paradise might be a much more appropriate description.

Privately positioned and tucked away from neighbouring homes, the proposed house site enjoys excellent sun and an expansive rural outlook. It is the sort of setting where you can picture the house before it has even been built — somewhere to sit at the end of the day, look out across the countryside and enjoy the peace, privacy and space that brought you to Puhoi in the first place.

Adding to that privacy, the vendor advises that none of the scrub or bush on this property is subject to a conservation covenant, giving you flexibility over how you manage your own land. By contrast, the vendor advises that the bush on the neighbouring property alongside the proposed house site is protected by covenant and cannot simply be cleared by the neighbouring owner, helping preserve the established bush backdrop and sense of seclusion.

And if mowing the driveway margins isn’t your idea of a relaxing weekend, install a couple of stock grates and employ that ancient form of self-propelled lawnmower commonly known as sheep. They’ll happily take care of much of it while you put your feet up and enjoy the view.

Some of the groundwork has already been done. A geotechnical investigation was completed in early 2015 as part of the subdivision that created the property and is included in the property information pack. The report considers the site generally suitable for building and identifies a range of conventional foundation solutions, including strip or pad foundations, slab-on-ground and waffle slab options, as well as piled foundations if preferred. The appropriate foundation solution will ultimately depend on the design of your new home.

There is also plenty of flexibility when it comes to what you create. The vendor has not imposed any private building covenants, meaning options such as relocated homes and barn-style homes are not ruled out.

There are some Council resource consent requirements applying to development of the site, including:
• buildings are to be single storey with a maximum height of 5.5 metres;
• exterior colours are to be recessive and blend with the surrounding environment; and
• the use of reflective glass is restricted.

Subject to those requirements and the usual Council and building approvals, you have considerable freedom to create a home that suits both the site and the way you want to live.

Power has already been brought to the property boundary on Wenz Bayer Road, which is normally the extent of the vendor’s servicing obligation for a subdivided lot. The vendor advises that the power supply point is approximately 30 metres from the proposed house site, leaving the purchaser to arrange the final connection to their new home. Wireless internet options are also available.

So bring your designer, talk to your builder and start imagining what you could create here.

Your own private Garden of Eden may be closer than you think.
