New Zealand Sotheby’s International Realty agent Ross Hawkins reckons he has found the perfect house just metres from the sand and the sea at Auckland’s Bucklands Beach.

Hawkins' patch includes the luxury enclaves of the Bay of Islands and Queenstown Lakes, so he knows a thing or two about high-end waterfront real estate.
“You don’t need a house on Waiheke, when you’ve got a property like this,” he said of 8 Musick Point Road.
The resort-like home is well known to locals and is one of only six right on the beach.
“This accesses all the same islands and fishing and water sports that you do on Waiheke. You can catch a boat to the city - it’s a thirty-minute trip. There is a golf course right next door, a stone’s throw from the house,” Hawkins said as he gave OneRoof a tour of the property.

The agent is just warming up: after fishing, you could boat across to Rangitoto with the mountain bike, drive the Sea legs down the private boat ramp to head over to Mission Bay for drinks and dinner. However, there is a cute strip of cafes along The Parade, a few minutes away, as well as big box shopping down at Botany Town Centre.
The only catch is that foreign investors, hoping to pick up their waterfront place, will be disappointed. Because it is right on the water, 8 Musick Point Road is considered sensitive land, which would mean it is off limits to buyers with the Active Investor Plus visa - aka the "golden visa".
However, Hawkins said foreign buyers would need to take a different route if they were keen on the property, making an application to the Overseas Investment Office. He said the hurdles were not insurmountable, noting that he sold a property on the equally sensitive Aotea Great Barrier Island to a foreign buyer. Pre-approval from the OIO took 20 days, he said.

Hawkins said Musick Point was relatively unknown to most Auckland buyers because very few properties in the strip ever come on the market, although surprisingly two are now up for grabs: 8 Musick Point Road and neighbouring 10 Musick Point Road.
Hawkins' vendors bought their property 27 years ago and hired award-winning architect Frans Kamermans to build them a five-bedroom Cape Cod-style home. There's nothing like it on the strip, and the vendors told OneRoof last month that they often get notes in their letterbox, urging them to get in touch if they ever want to sell.

Distance from the city means prices are a fraction of waterfront properties closer to the CBD, Hawkins said. “If this were Herne Bay, you'd be looking at $15m, $18m, maybe $20m. Takapuna is a little bit the same."
He added: “This is Bay of Islands lifestyle right in the middle of Auckland.”
