The entire top floor of a Mount Maunganui tower, with sweeping views of the Mauao, ocean and harbour, has hit the market.

The three penthouse apartments in the Pacific apartment complex at 8 Maunganui Road have newly emerged from 18 months under wraps and are being sold together.
Combined, they offer over 800sqm of floor space, 10 bedrooms. 8 bathrooms and 8 car parks. The largest of the penthouses has four bedrooms and takes up almost half the top floor.
Bayleys listing agent Sharon Hall declined to give a price indication for the trophy apartments, telling OneRoof that the RVs were irrelevant because of recent renovations at the tower.

However, the listing has a search price of over $10 million on OneRoof and is the most expensive to hit the market this year in Mount Maunganui.
“This is one of those properties where the photographs are impressive, but they still don’t quite capture what it feels like when you walk through the door," she said.
“The views are outstanding. You have this incredible outlook in virtually every direction, from the ocean and Mauao to Pilot Bay, the harbour, port and Kaimais. Words really don’t do it justice.”
Hall said the offering would suit a range of people, including "retirees, blended families, farmers wanting a break from the farm" and offshore buyers.

Their appearance on the market comes as Hall closed two big sales in the beach suburb. She sold two neighbouring waterfront duplexes on Marine Parade for undisclosed sums at the end of last month.
One was a Spanish deco-style townhouse on 1115sqm and had an asking price of $8.3m, while the other was on an 808sqm site and was seeking $6.95m. Both had been on the market since 2024.
Buyers also pounced on another older home on a large beachfront section. Bayleys listing agent Richard Wright said the Oceanbeach Road property had attracted a lot of local interest.

He was unsure of the new owner's plan but said there was potential to build something on the site.
Wright said some properties had taken a bit longer to sell (Oceanbeach Road was first listed in 2024 before retiring and coming back to market in March), but he noted "heavy-weight buyers floating around in the market".
Bayleys Mount Maunganui branch manager Linda Greenslade said businesses around the Mount had reported a drop in activity since the deadly slip in January, but the property market had been steady.
However, while other parts of the country had seen a lift in the number of properties for sale, the Mount’s stock levels had been comparatively low, with few new listings coming on, she said.
Despite fewer deals being struck, August was a strong month for Bayleys Mount Maunganui, with the office notching up more than $36m in written sales.
“It was less volume but bigger total sales. The average house price was a lot higher.”
