- A Tamahere lifestyle property that is owned by co-owners of a Hamilton motel group has been listed for sale.

A multimillion-dollar lifestyle property owned by two of the biggest players in New Zealand’s emergency housing sector has hit the market for sale.

The sprawling Tamahere property is owned by Guozhong Ou and Jinhua Ou, whose motel group received millions of dollars in Government cash for providing emergency accommodation.
The duo shelled out $3.41 million for the Bollard Road property in 2021. They turned the private residence into a high-end Airbnb lodge known as Magnolia Park.
Business Desk reported in 2024 that Guozhong and Jinhua’s motel group, which is co-owned by businessman Roger Mark Nolan, received more than $100m in grants over six years for providing emergency housing.

The Ou/Nolan group owns a string of motels, hotels and apartments in Auckland, Hamilton and Rotorua.
Not all the group’s properties are used for emergency accommodation.
Magnolia Park, at 133 Bollard Road, in Tamahere, is a 4.16ha estate that boasts a main residence with four bedrooms and three bathrooms, a renovated three-bedroom cottage and a purpose-built log cabin ready to be fitted out.
It also has a swimming pool and a summer house.

Listing agent Angela Thomas, from Christie’s International Real Estate - Thomas Estates, declined to comment when approached by OneRoof, but her marketing pitches the property as a chance to buy as “established accommodation income, substantial landholding, flexibility and long-term potential”.
“The property is currently operated entirely for Airbnb and visitor accommodation purposes, with the land and buildings thoughtfully configured to provide multiple accommodation options and a strong established income stream,” her listing said.
The property is currently listed for rent on Booking.com with options of renting a one-bedroom, three-bedroom or four-bedroom property. The combined nightly rate for a random date in September was just under $1800.
The property, which has an RV of $3.39m, is about eight times the size of a typical lifestyle property in Tamahere. “That scale creates an important longer-term consideration: the potential to land bank.”
