The worst do-up Ray White agent Charlie Brothers has seen in his 15 years of selling homes in South Auckland heads to auction on Wednesday with a $400,000 reserve - well below its RV of $740,000.

Brothers told OneRoof that the four-bedroom property at 48 Darnell Crescent, in Clover Park, had been tenanted but not looked after, and the elderly owner could not afford to bring it up to scratch.
Brothers is selling the house at Ray White's mega auction on March 25. He said the vendor had owned the property for 38 years and had originally lived there before renting it out.

The house, which is on 600sq m of freehold land, needed “serious work”, he said.
The owner told OneRoof she wanted her situation to serve as a cautionary tale to others, noting that her tenants had left “a big mess” for her.
“I just want to sell the house because I can’t afford to renovate," she said.
She had been excited when she bought the house in 1988 for $78,000 as her first family home.

Brothers said the property was in such a state that it had cost $2500 to clear out the rubbish. “This is one of the worst do-ups that we've seen - I've seen a lot. After 15 years, I've seen them all," he told OneRoof.
“There was rubbish everywhere. The outside had to be cleared first before we could do anything. That's just the outside.”
