A multimillion-dollar chunk of real estate overlooking Hamilton Lake is up for grabs thanks to three neighbours listing their properties at the same time.

Together, the three homes on Lake Crescent sit on 11,761sqm and have a combined RV of $8.3 million. It’s thought to be the largest land offering in the upmarket suburb in almost 70 years.

However, Bayleys listing agent Katrina Tombleson said the timing of 144, 148 and 150 Lake Crescent’s appearance on the market was a bit of a coincidence.

Tombleson and colleague Aaron Paterson had just secured the listing for 144 Lake Crescent, in Hamilton Lake, - the largest of the three properties - when word of the listing spread through the neighbourhood.

The owners of 148 Lake Crescent, who had unsuccessfully tried to sell their home last year, got in touch and asked to join the party.

“They called and said, ‘We would like to go at the same time, we can see the benefits. Maybe somebody wants to buy the whole lot’.”

The owners of 150 Lake Crescent also expressed their wish to sell. “It’s all been very coincidental. Neither one of them talked to each other,” Tombleson told OneRoof.

Although listed separately, the properties can be purchased together. “This is a once-in-a-lifetime opportunity. You’ve got the option to buy one, two or all three. You could have a total of almost 12,000sqm by the lake, which would never, ever happen again.”

While the big land size could attract developers wanting to landbank until the wastewater restrictions were lifted around 2029, she said the listings would also be of interest to families looking to secure a prime spot in the city.

“You could make [144 Lake Crescent] a phenomenal family compound. It could be your Tamahere in the city. You could have an amazing house if you did it up and redid the pool. You’ve got the tennis courts there. All you need is fencing.”

144 Lake Crescent, which is for sale for the first time in 50 years, has five bedrooms and sits on 8160sqm. The six-bedroom house at 148 Lake Crescent has been held by the same family for 70 years and sits on 2253sqm.

150 Lake Crescent is the largest home with seven bedrooms and four bathrooms, but sits on the smallest section, at 1348sqm. The owners are selling up after more than a decade there.

Tombleson said most of the interest so far had been from people looking for just one property. “It’s kind of like Goldilocks. You show them all three and they go ‘I like that one or I don’t like that one’.”

Hamilton Lake was walking distance to Waikato Hospital and attracted doctors and other hospital workers, the agent told OneRoof, adding that her clients had worked in the medical field during their working lives. “It’s super desirable. Anything that’s lakefront or looking at the lake is super desirable.”
