- A new-build mansion on Tuhaere Street in Orakei has sold, but the price remains under wraps.

- The four-bedroom home, designed by RTA Studio, hit the market in May and attracted international interest.

- The listing agents declined to comment, but the vendor said she expected the owners to enjoy the home.

A new-build mansion in one of Auckland’s wealthiest neighbourhoods has sold, OneRoof understands, but listing agents are keeping quiet about the sale price.

The four-bedroom trophy home on Tuhaere Street, in Orakei, hit the market in May, with high expectations of snaring a buyer with $10 million-plus to spend.

The vendor, Joycelyne Ghee, told OneRoof in a statement: "The original intention was to live there, but our circumstances changed, and we ended up taking it to market.

"It’s a wonderful property. I’m sure the new owners will cherish the home."

The property was designed by the award-winning architectural firm RTA Studio, and, according to Ghee, had been built to the highest specifications.

"We loved working with Richard Naish at RTA Studio and our building, supplier, and funding partners to bring this project to life," Ghee said.

"It [the house] demands your attention from the street, but inside is a beautiful oasis in the centre of the city."

The property was listed with Bayleys agents Sarah Liu and Nick Gilbert and Boulgaris Realty founder Michael Boulgaris.

Liu and Boulgaris declined to comment on the sale when approached by OneRoof.

However, Liu told OneRoof earlier this year that she had buyers from Hong Kong and mainland China, as well as America and England, making serious inquiries about the property.

Liu said the house was so new that the $4.05m RV was for the land only and did not include the 690sqm luxury build.

“I get people asking, ‘Can I buy it for $7m?’ and I say ‘sorry no’. It would cost $15,000 to 20,000 per square metre to build, so that’s a $10m to $14m build cost. It’s a collector’s piece, an artwork, or a sculpture.”

Business Desk reported in May that Ghee’s partner, property developer Aaron Ghee, owed subcontractors for other projects.

OneRoof recently reported that the near-new mansion next door to Ghee’s Tuhaere Street home sold for $18m earlier this year in a deal brokered by New Zealand Sotheby's International Realty agent Paul Sissons.

The trophy home had been on the market since 2023, but the buyers spotted it in May and closed a deal less than two weeks later.

The owners, Sanjeev Gupta and Vandana Bhatia, had bought the Ron Sang-designed house from property mogul James Kirkpatrick for $10m in 2016.

They spent five years upgrading and refitting the house, a project that involved completely rebuilding the interior and adding a pool house, six-car garaging, and staff accommodation.

The couple hired architects from New York and Singapore who reimagined the glass and concrete shell, furnishing it with Italian travertine stone and marble and installing a hand-carved oak staircase as the centrepiece of the home.

The property also has a bunker and boasts state-of-the-art security and automation. There is even a gold-satin finished elevator.
