Whoever buys 5 Carina Way, in Whitianga, won’t be able to sleep there, but the property does have all the bells and whistles of a good holiday home.
Bayleys listing agent Belinda Sammons said the shed had a real bach vibe, and comes with a full laundry, benchtop and bathroom, while outside, there is more than enough room to pitch a tent or park a caravan.
The vendor purchased the 501sqm section for $175,000 in 2014 and built the fancy garage utility there a year later.

“It’s a kind of lock-and-leave scenario. So, you can have it as your base, but it’s not a home as such.”
The vendor had aimed to build a house next to the shed but his plans changed after he bought a section on Whitianga’s beachfront and constructed a large, two-storey home with a five-car garage there instead.
The vendor and his wife have since shifted to a lifestyle block outside the Coromandel and are selling up.

Sammons, who is marketing the property with colleague Kylie Pullen, told OneRoof that the vendor was a big fan of $1 reserve auctions so wanted to sell by that method. Nothing was wrong with the property itself, she said.
“There are no issues. It’s a genuine sale. [The vendor] is addicted to selling things for a $1 reserve. He enjoys it and thought it would be cool for Carina Way.”
Sammons said she had never been asked to sell a property with an ultra-low reserve before. She believes it’s a Whitianga first.

The property has an RV of $520,000, but Sammons said the final sale price was anyone’s guess. “[The vendor] has signed the form and he cannot withdraw it. So it is to be sold for whatever it gets to on the day – that’s it.”
The property had attracted a fair amount of interest since the listing went live, ranging from buyers who wanted to build a permanent house on the site to those who just wanted to park their motorhome on the land.
“There’s been a massive amount of interest. Everyone wants to get themselves a bargain.”
