This well-connected Mount Wellington enclave is a new development with a difference, it’s comprised of three classic, fully-renovated bungalows that were relocated on to the site.

Each single-level, three bedroom, one-bathroom home has its own fully fenced yard and off-street parking space, with 18C the largest of the three and enjoying the bonus of two carparks and a powder room.

The concept was brought to life by developer Craig Alexander, with a view to not only create new housing, but show his son the ropes.

“I was looking for a project to start off teaching Finn, who is now 21, a bit about the property development game. So that’s when we formed the company Alexander & Son Ltd. This was the first project for that company and we’ve got a second one out in Ranui starting shortly.”

Once they’d found the vacant site in the middle of 2023, the Alexanders were able to work within its particular parameters to create the three separate properties.

“It was a project that contained a whole lot of different elements that needed to be considered and managed, so was a good training ground for the lad.”

Each of the houses is positioned for maximum sun and privacy, with low-maintenance grounds and entertaining decks tucked behind secure fencing. Bringing the houses onsite as opposed to building new was a savvy, cost-effective move with a number of benefits.

“We work with Haines House Haulage and deal with the managing director, Greg Hahn. He found three relocatable homes that were of a size where we could fit three on the site. It depends on your site, location and the quality of your relocatable, but compared with current build costs for these houses, if you do it right, there’s a decent saving and these are solid homes that were built to last.”

Once onsite, each was gutted and then given a stylish fresh facelift.

“We installed new flooring, kitchens and bathrooms, as well as fixing up the weatherboards and roofing – everything really.”

Interiors are crisp and modern, with bright white walls and spaces illuminated with plenty of natural light. Heat pumps and ventilation systems ensure warm and comfortable living environments all year round.

“There aren’t that many other renovated standalone properties on a freehold title available.”

Harcourts salesperson Mark Malloy is marketing the properties with colleague Warren Low and says they are absolutely ideal for investors and first-home buyers.

“They’ve been renovated to a really high standard and the fact they’re relocated homes means you get a better quality build, as well as your own freehold, standalone with a carpark – the concept works really well.

“They’re also sitting under $800,000, which is what you pay for a townhouse with your neighbours stuck to your wall.”
